MAKE AN EDUCATED DECISION
Visit the condo during different times of the day. For example, the morning, afternoon, evening and night time will offer different light levels and traffic patterns. Going back more than once means you know exactly what you are buying, to make sure it’s right for you.
 
EXPOSURE
Consider the exposure of the condo unit and main living areas. A unit offering southern exposure could leave it very warm during summer months, making air conditioning an absolute necessity.

 
MAINTENANCE
Examine the condition of the condos’ common areas and lobby, i.e. elevators and hallways; Do they show pride of ownership? Are they well maintained? As levels of occupancy types vary (End Users Vs Investors) from building to building this is something you want to make note of.
 
PARKING AND STORAGE
Examine all options available for storage lockers, and parking. Make sure to get all costs associated to each, as many units don’t necessarily include parking or lockers in their unit asking prices. Don’t forget to inquire about overnight visitor parking for when you entertain out-of town guests!
 
GET THE PROPER INSURANCE
The insurance included in your condo fees only covers the common areas and the building. It is your responsibility to cover your content within your unit.

 
VOLUNTEER WITH YOUR CONDO’S BOARD OF DIRECTORS
If you would like a say in what happens with your building, consider participating in your condo boards’ board of directors. You may only get one vote, but it’s a great idea to keep up with what’s going on in the building, what decisions are being made, and also having the ability to bring any concerns to the board’s attention. Condo living can be a very rewarding experience, but can be a lifestyle change for some. It is ultimately the decision of the consumer what appeals most to their needs. In buying the right condo you can share a wonderful complex with like-minded neighbours, make a lot of new friends, and know that your investment is well-protected- All the while never worrying about shovelling the snow, or cutting the grass ever AGAIN!
